Terms of Service

Last updated: September 24, 2026 · Version 1.0 (draft — legal review pending)

These Terms of Service ("Terms") govern your access to and use of Parcel ("Service"), operated by [LEGAL ENTITY NAME]("we", "us"). By creating an account or using the Service, you agree to these Terms. If you do not agree, do not use the Service.

1. What Parcel is

Parcel is a property research tool. It aggregates county property records and other public data into reports, estimates, and AI-generated Investor Briefs for investors and buyers.

Not professional advice. Reports, valuations, flood and hazard information, and Investor Briefs are research aids only. They are not appraisals, inspections, surveys, insurance advice, investment advice, or legal advice, and they do not replace licensed professionals. Public records can be incomplete, outdated, or wrong; we do not guarantee the accuracy, completeness, or timeliness of any data, estimate, or Investor Brief. You make your own decisions at your own risk.

2. Accounts

  • You must be at least 18 years old to subscribe.
  • Register with email (one-time code) or Google. One account per person; account sharing is not allowed.
  • You are responsible for activity under your account. Tell us promptly at [email protected] if you suspect unauthorized use.
  • Anonymous browsing is limited (a small number of free property views); richer features require an account.

3. Subscription and billing

  • Plan. One plan: $29 USD per month, unlimited reports under the fair-use policy below.
  • Merchant of record. Payments are processed by Paddle (our Merchant of Record), which handles charging, invoices, and sales tax/VAT. Your payment details go to Paddle, never to us.
  • Billing cycle. Monthly, auto-renews until canceled. Price changes apply from the next cycle with prior notice.
  • Cancel anytime from your account page. You keep full access until the end of the paid cycle; no prorated refunds except where required by law.
  • Refunds. Except where consumer law grants withdrawal rights, subscriptions are non-refundable once the cycle starts. If the law in your country gives you a cooling-off period, contact us within it for a refund of the unused portion.

4. Fair use

"Unlimited" means normal human research use: reading reports, shortlists, and re-reads, which are always free and never counted. To protect the service (each fresh property analysis costs us real compute), accounts are limited to 250 fresh property analyses per calendar month. Automated harvesting — scraping, bulk download, systematic extraction, or reselling our data or reports — is forbidden with or without the cap, and may lead to throttling, suspension, or termination.

5. Acceptable use

  • No scraping, crawling at abusive rates, reverse engineering, or circumventing access controls, counters, or paywalls.
  • No reselling, republishing, or redistributing substantial portions of our data, reports, or Investor Briefs. Sharing individual report links via the built-in share feature is allowed.
  • No unlawful use, including housing discrimination: do not use the Service to discriminate on race, color, religion, sex, disability, familial status, national origin, or any other protected characteristic.
  • No overloading the service, probing other accounts, or uploading malicious content.

6. Intellectual property

The Service, its software, design, models, and the compilation and presentation of reports are ours (or our licensors'). Underlying county and public records remain public records. Your subscription is a limited, non-exclusive, non-transferable license to use the Service for your own research while subscribed. Investor Briefs are generated for you; you may use them in your own diligence but may not systematically republish them.

7. Availability and changes

We aim for high availability but do not guarantee uninterrupted service. Data releases, maintenance, or upstream outages may cause downtime or stale data. We may change features, coverage, or these Terms; material changes get reasonable prior notice (email or in-app), and continued use after the effective date means acceptance.

8. Termination

You may stop using the Service and delete your account at any time. We may suspend or terminate accounts that breach these Terms, abuse fair use, or harm the service — typically with warning first, immediately for egregious abuse. On termination, your access ends; saved properties are deleted with the account within 30 days.

9. Limitation of liability

To the maximum extent permitted by law, the Service is provided "as is" without warranties of any kind. We are not liable for decisions you make based on reports, estimates, or Investor Briefs; for data errors or delays; or for indirect, incidental, or consequential damages. Our total liability for any claim is limited to the amount you paid us in the 12 months before the claim. Nothing here limits liability that cannot be limited by law.

10. Governing law and contact

These Terms are governed by the laws of [JURISDICTION], without regard to conflict rules. Disputes go first to good-faith negotiation via [email protected]; failing that, to the competent courts of [JURISDICTION].
